Consultation Guidelines and Costs

At Mayo's we handle everything from single-trade jobs to full renovations, extensions and commercial fit-outs, for homeowners and businesses. To keep quoting fair and cost-effective, we use a simple step-by-step process, so you know what your project is likely to cost before anyone comes to site.

Free Desktop Quotes – projects up to $10,000

• Send us details and photos of the job, and we'll provide a free written quote.
• Suits residential and commercial carpentry, painting, electrical, air-conditioning, plastering, roofing and asbestos removal jobs up to approximately $10,000.
• The quote is based on the information you provide and may change if a site inspection is needed.

Free Feasibility Reports – projects over $10,000

• A short phone consultation with our team about your project, budget and timing.
• In approximately two business days you'll receive a written Feasibility Report with an indicative price range, based on the final costs of similar residential and commercial projects we've recently completed across Brisbane.
• It shows how your budget compares, what could affect the price, and your options for next steps.
• Suits kitchens, bathrooms, laundries, decks, extensions, house lifts, build-unders and renovations, as well as commercial work such as office and shop fit-outs, refurbishments, amenities upgrades and repairs.

Next Steps After Your Feasibility Report

Option 1 – No further action. If the range doesn't suit you right now, there's no cost and no obligation.

Option 2 – Site Visit and Formal Quote

• Our team attends site, measures up, checks conditions and prepares a detailed, structured written quote.
• $275 inc GST – bathrooms, kitchens, laundries, decks and smaller commercial works.
• $825 inc GST – house lifts, build-unders, extensions and commercial fit-outs.
• The fee is payable before the visit and is deducted in full from your final invoice if you go ahead with Mayo's.

Option 3 – Preliminary Agreement (Design, Approvals and Quote)

• For residential and commercial projects that need plans, engineering or approvals before they can be priced accurately.
• With your approval, Mayo's coordinates the consultants your project needs, which may include a building designer, structural engineer, building certifier, surveyor and soil tester.
• Once your project is construction-ready, we attend site and provide a detailed written quote for the build.
• Fee: Mayo's coordination fee of $1,500 inc GST, plus consultant fees passed on at cost.
• Your consultant fees: your Feasibility Report lists the consultants your project is likely to need, with an estimated fee for each and an estimated total, so you know the expected cost before you commit. If a consultant's final invoice differs from the estimate, we adjust it on your final preliminary invoice.
• Payment is 50% on acceptance and 50% after the first site visit. The plans and reports are yours to keep, with no obligation to build with us.
